How to Stop House Foreclosure

If there is one thing that home owners cannot face, that is the fact that they cannot deal with the facts that led to the foreclosure of their homes. They do their best to stop house foreclosure as much as possible.

If they look back at the time when they first purchased their home, they will definitely feel the dread once they lose this. A home is an investment and losing it as easily as it was hard to purchase it in the first place is just heartbreaking.

One can stop house foreclosure if there are enough reasons for pending the property. One is mortgage fraud. This is a clear indication that the owner has no intention of making a single payment on the mortgage.

Homeowners experience this difficulty when they go through the following events at some point in their lives.

Job loss or unexpected unemployment means that financial resources aren’t as stable as before. Sudden illnesses or medical emergencies may also mean additional costs which could affect the budget.

The same goes for deaths in the family. Another scenario for mortgage is when the couple files for divorce. Naturally, the monthly income will be lessened because there is the loss of second income.

One cannot stop house foreclosure if there are excessive debt obligations. Because of the home owners’ inability to pay adjustable interest rates that constantly increases, it is harder to maintain the mortgage that is supposed to be paid on a particular day.

With that piling up, they will eventually reach a point where it is harder for them to pay the complete bill.

The best way to stop house foreclosure is to prevent the filing of the Notice of Default. Lenders have no intention of foreclosing the property if there is n Notice of Default file.

This very paperwork protects their interests. If possible, the home owner can also comply with his obligations to his mortgage.

If he needs a better explanation on the matter, it will be easier for him to just contact an expert lender.

Finally, prevention is better than cure. So if the home owner can already pay for the mortgage before the deadline, then he should already do it today and not put it off to tomorrow.

It is also smart to already set money for payments that have to be made. In this way, the mortgage costs don’t pile up.

They wouldn’t find themselves in a situation that is so bad like losing their homes. By paying mortgage on time, a home owner can easily stop house foreclosures.

The solution to your problem depends on what your goals are. How much are your mortgage payments? Can you easily afford them, even if you do get caught up? If your goal is to own your own home, consider looking for another house that is being sold as a bank owned property (a foreclosure sale). I just bought a nice house on a big lot and a 2 car garage for $7000 cash. Look on Realtor.com to find a house (you might have to go to another state or city to find it). There are houses out there for under $2000..lots of them now. Just stop paying your mortgage..you can live in your house for up to one year in many cases..just save your money for a few months, buy a foreclosure and live rent and mortgage free for the rest of your life.

Using Faith Backed by Action to Stop Mortgage Foreclosure

There is a lot of information on the internet about how to stop mortgage foreclosure on your home but very little of it deals with the mental aspect of it. If you ever expect to stop mortgage foreclosure on your home, you are going to have to truly believe that you can.

The best way for me to explain this is to share some of my own foreclosure story with you. By all rights, I should not be able to stop mortgage foreclosure on my home. If you look at the data and analyze the numbers, it should be impossible. But I am doing it and in fact, I am one signature away from being able to stop mortgage foreclosure on my home. Much of what has happened to me over the past few months in order to make this happen has been nothing short of a miracle.

And I firmly believe that all of this has happened because I believe that I can and will save my home. Faith is a powerful thing and faith backed by action is unstoppable. I know that I will save my home the same way that I know the sun will come up tomorrow morning. I know that I know that I know. It is not a matter of if, it is simply a matter of when. The day that I truly committed to stop mortgage foreclosure on my home, I began to get help and money to do that from unexpected directions. And the really cool part is that it continues to happen.

Now maybe this is too airy-fairy frufru for you. Don’t get me wrong, I am not saying that you can simply decide that you are going to stop mortgage foreclosure on your home and then go home and sit on your butt all day. Faith backed by action. You need to get educated about foreclosure, you need to understand what your options are, you need a plan. You need to go out and do the things that you know you need to do in order to stop mortgage foreclosure.

Expecting the stop mortgage foreclosure fairy to show up at your door and make it all go away is simply not going to happen. You need to be active and assertive, and sometimes even aggressive, in stopping your foreclosure. So make sure that you call your bank to get options, talk to an attorney if you need to, and read everything that you possibly can about foreclosure.

Stop Foreclosure Fast and Avoid Vandalism

Many people who have no choice but to leave a foreclosed home are not happy with the circumstances they find themselves in. This can lead to frustration and stress that leaves the former homeowner looking for ways to “get back†at the “evil†mortgage company.

There are reports by people hired by the mortgage companies to clean out the foreclosed home of dead pets left rotting in the home with a smell so bad you can barely stand to be in the home for a few minutes. Other vandalism found in homes that were foreclosed on include home owners pouring quick setting cement down the toilets hoping to cause major damage to the homes plumbing. Or people taking cabinets, marble countertops, light fixtures, door handles, carpets, and even toilets. These items are normally considered part of a home and would not be taken by the previous owner in a normal situation.

To help alleviate this kind of vandalism by the previous homeowner and help with moving expenses, mortgage companies are negotiating “cash for keys†offers to homeowners. This type of agreement advantageous for both parties and gives the mortgage company some added insurance that the home will not be trashed when the previous home owners leave.

Where the cost of vandalism is high let’s say in the $10,000+ range, mortgage companies are going after the previous homeowners with lawsuits. People who are going through a foreclosure eviction would be well advised to keep their financial problems to a minimum and not destroy the property they are vacating.

Another results of people leaving their foreclosed homes is that the normal upkeep of the home is not done. This combined with the bank selling the new home at a much lower price to “dump†the home from their books hurts the value of all the other homes in the neighborhood. Which in turn causes more foreclosures.

When I used to deal with my Orange County real estate and Las Vegas real estate clients, all my real estate investors always wanted me to hunt high and low for that magical “motivated seller”.  And this was in the thick of the hot markets up to later 2005 when sellers just laughed in your face at any concessions.  You couldn’t have a more unmotivated bunch as the sellers routinely asked, and got, waivers of contingencies for home inspections, waivers for termite inspections, waivers of loan qualifying and funding. 

Today the shoe is on the other foot as most (but surprisingly not all) sellers are motivated, and buyers are asking for the world.  The most motivated seller of all is a homeowner facing foreclosure.

Whether the seller is the innocent victim of easy credit, being out and out lied to by overzealous lenders and/or Realtors, or just got greedy with the whirlwind of speculation and bit off more than they could chew, the result is the same, they are motivated.

So foreclosure investing can potentially be one sweet deal after another (if the deal makes sense from a numbers perspective), as all of these owners have to sell to get out from under their troubles.  They are truly motivated which is exactly what any real estate investor wants!

A homeowner facing foreclosure might initially seem slower than molasses to act.  You might wonder “what’s up, I thought they had to sell?”  Don’t be fooled, ultimately they are among the most motivated sellers you will ever encounter in real estate dealings.

Why?  Unless they can refinance the property somehow (and usually this option, if available to them, would already have been explored), they have to sell the property somehow, or they will lose it to foreclosure.  Can you say “motivated seller?”

Foreclosure listings are a great way to find that great real estate investment, and these can be found in several different areas. But there are some places that want to sell you foreclosure listings, and these can be expensive.

But there really is not any reason why you should have to pay for foreclosure listings, as these are free and are public information, if you know where to look. The best place to start your free foreclosure listings is in the Newspaper. Every house that has to go into foreclosure legally has to have a Notice of Sale tendered, which is published for several weeks before the actual foreclosure date. The newspaper has these listings located in the public notice section.

Another way of finding foreclosure listings is by making a trip to the public records office of your state. Foreclosure listings are always located in the public records, and when a notice of sale is given then a copy of that notice is filed in the public records office for your county. Any auction of property is also done here, and the county wants to try to avoid auctions so they give you easy access to these records.
